Do I need $2 million to live in Orange County?

No. The Orange County median is around $1.2M, but real entry points exist. Aliso Viejo sits around $845K, Santa Ana's median is around $800K, and condos run well under the medians across South OC. What is Mello-Roos?

An extra assessment in newer master-planned communities like parts of Irvine, Ladera Ranch, Talega, and more. It funds the schools, parks, and roads that were built with them. It is not technically property tax, but it shows up on the same bill, and it's the number one surprise on Orange County closing statements. The guide breaks down where it applies and what it costs.

Should I rent first or buy right away?
